Our Stockport & Bramhall office

Fir Road
Bramhall
Stockport SK7 2NP

Our office sits on Fir Road in Bramhall, between Stockport and the Cheshire villages. From here we help people across Stockport, Cheshire and Greater Manchester buy their first home, move up the ladder, remortgage, invest in property and put sensible protection in place.

We arrange mortgages for all kinds of clients. Our real specialism, though, is how lenders assess complex income. If you are a limited company director, a partner in a professional firm, a contractor or a landlord, the lender you choose can change how much you may be able to borrow.

A Stockport mortgage broker for complex income

Most lenders look at the salary and dividends you have drawn, usually averaged over two years. For many directors and partners, that is only part of the story.

Some lenders can use your share of the company’s net profit, including profit retained in the business. Some will use your latest year on its own where your income has grown. Some assess contractors on their day rate rather than their accounts. We read your income the way an underwriter will, then shortlist the lenders whose criteria fit how you are actually paid. Our pages on company director mortgages and contractor mortgages explain more, and our self employed mortgage calculator shows how different lenders might read your figures.

Any borrowing is subject to underwriting and valuation. We will tell you plainly what looks likely and what doesn’t.

What you’ll usually need

  • Two years’ accounts for each company you own shares in, ideally signed by your accountant
  • SA302s and tax year overviews
  • Recent business and personal bank statements
  • Your shareholding and how long you have held it
  • For contractors, your current contract and a record of your contracting history

After our first conversation, we send a checklist built around your own income so you only gather what is needed.

Mortgages in Bramhall, Cheadle Hulme and the Cheshire villages

Bramhall, Cheadle Hulme, Poynton and Wilmslow are popular with families moving up the ladder and with people who run their own businesses. Many of our clients here are moving to a larger home, remortgaging to release money for an extension, or buying with income that comes from a company rather than a salary.

Larger loans bring their own questions. Some lenders will lend more than the usual multiple of income for higher earners or certain professions, and some take a more flexible view of company profit. We look at the whole picture, including affordability for the size of loan you need, before suggesting which lenders to approach.

Advising Manchester’s professional community

Many of our Stockport and Cheshire clients work in Manchester’s law firms, accountancy practices, consultancies and technology businesses. Partners in professional firms make up a large part of our work. Partnership income has its own quirks: drawings through the year, a balancing payment later, a share that may have grown recently, or a short history as a new partner. Some lenders handle these well and some don’t. You can read more on our solicitor and partner mortgages page.

We also work with accountants. Much of our work comes from accountants who recommend us, and with your permission we are happy to speak to yours directly.

How we work and what happens next

Your initial consultation is free, and this is how a case usually runs.

  1. A proper conversation. We spend 30 to 45 minutes understanding what you are buying, how you are paid and what you need.
  2. Your documents, once. You upload everything through our secure portal, using a checklist built for your income.
  3. Research the market. We compare how lenders would assess your income and set out your options in plain English.
  4. Decision in principle. We obtain an agreement in principle so you can make offers with confidence, subject to underwriting and valuation.
  5. Full application. We package your case for the underwriter, explaining anything unusual up front, and deal with lender queries for you.
  6. Offer to completion. We keep you, your solicitor and the lender moving, and review your protection along the way.

When you are ready, get in touch and we will arrange a time to talk.

Common questions

Where is your Stockport office?

Our office is on Fir Road in Bramhall, SK7 2NP, a few miles south of Stockport town centre. You can meet us there in person, or speak to us by phone or video if that is easier.

Can a mortgage broker in Stockport help if I own more than one company?

Yes. Owning shares in several companies is an area we know well. Some lenders will consider income across connected companies and some won’t, so we look at the whole structure before recommending where to apply. All lending is subject to underwriting and valuation.

I’m a partner in a Manchester law or accountancy firm. Which income will lenders use?

It depends on the lender. Many average your share of profit over two years, while some will use your latest year on its own if it has gone up. Some will also accept a letter from a senior partner or the firm’s accountants confirming your income instead of tax documents.

Your home is at risk if you do not keep up repayments on a mortgage or other loan secured on it. All lending is subject to underwriting and valuation.
