Haus Advisory is based in Leeds. Our Leeds office is at Avenue HQ on East Parade, in the city centre. From here we help people across Leeds and the wider Yorkshire region buy homes, remortgage, invest in property and protect their families.

We arrange mortgages for all kinds of clients, but most of our work involves income that takes a little more explaining. If you are paid through a limited company, take a share of partnership profit or work on a contract, the lender you choose can make a real difference to how much you may be able to borrow.

A Leeds mortgage broker for complex income

Many lenders look only at the salary and dividends you have drawn, averaged over two years. That suits some people. For others, it understates what they earn by a wide margin.

Some lenders can use your share of the company’s net profit, including profit left in the business. Some will use your latest year on its own if your income has gone up. Some will assess a contractor on their day rate rather than their accounts. Our job is to read your income the way an underwriter will, then match you to the lenders whose criteria suit how you are actually paid. You can read more on our pages for company director mortgages and partner mortgages.

All lending is subject to underwriting and valuation, and no two cases are the same. We will tell you plainly what looks likely, what doesn’t, and what might help.

What you’ll usually need

  • Two years’ accounts for each company you own shares in, ideally signed by your accountant
  • SA302s and tax year overviews
  • Recent business and personal bank statements
  • For partners, a letter from a senior partner or the firm’s accountants confirming your share of profit
  • Proof of your deposit and where it has come from

We will send you a checklist built around your own income after the first call, so you only gather what is actually needed.

Advising Leeds professionals, partners and directors

Leeds has a large professional services community, with law firms, accountancy practices, consultancies and financial businesses based across the city centre.

Partners in law firms and accountancy practices are a big part of what we do. Your income may arrive as drawings through the year with a balancing payment later, your share may have grown recently, or you may be a new partner with limited history in the role. Some lenders understand these structures well and some don’t. Knowing which is which is where good advice earns its keep.

We also work with accountants. With your permission, we are happy to speak to yours directly, and a lot of our clients reach us because their accountant suggested it.

Areas we cover around Leeds

We advise clients across Leeds itself, including Headingley, Roundhay, Chapel Allerton, Horsforth, Alwoodley and Garforth. We also help people in Harrogate, Wetherby, Ilkley, Otley, Wakefield, Bradford, Huddersfield and York.

Beyond Yorkshire, we advise clients right across the UK by phone and video. We also have offices in Manchester and Cheshire and in London.

Meeting us in Leeds, or by phone and video

Our Leeds office is at:

Avenue HQ, 10 to 12 East Parade, Leeds LS1 2BH Phone: 0113 541 9171

You are welcome to meet us in person at the office. Many clients find it easier to speak by phone or video, often at the start or end of the working day, and that works just as well. During office hours we aim to reply within the hour.

How we work and what happens next

Your initial consultation is free, and this is how a case usually runs.

  1. A proper conversation. We spend 30 to 45 minutes understanding what you are buying, how you are paid and what you need.
  2. Your documents, once. You upload everything through our secure portal, using a checklist built for your income.
  3. Research the market. We compare how lenders would assess your income and set out your options in plain English.
  4. Decision in principle. We obtain an agreement in principle so you can make offers with confidence, subject to underwriting and valuation.
  5. Full application. We package your case for the underwriter, explaining anything unusual up front, and handle lender queries for you.
  6. Offer to completion. We keep you, your solicitor and the lender moving, and review your protection along the way.

If you would like to talk things through, get in touch and we will arrange a time that suits you.

Common questions

Do I need to come into your Leeds office to arrange a mortgage?

No. Many clients are happy to do everything by phone and video, and upload their documents through our secure portal. If you would rather sit down with us in person, we can meet at our East Parade office. Either way, the advice is the same.

I’ve just been made a partner at a Leeds law firm. Can I still get a mortgage?

Often, yes. Some lenders will use your share of profit from your first full year, or accept a letter from the firm’s accountants or a senior partner confirming your income. Criteria vary a great deal between lenders, so it helps to speak to us before you apply anywhere. All lending is subject to underwriting and valuation.

Do you help people outside Leeds, such as in Harrogate, York or Wakefield?

Yes. We advise clients across West and North Yorkshire, and further afield across the UK. Most of the process happens by phone, video and our secure portal, so where you live makes very little difference.

Can you work with my accountant in Leeds?

Yes, and we often do. A lot of our work comes from accountants who recommend us. With your permission, we can speak to your accountant directly about how your accounts are presented, which can save time when a lender has questions.

Your home is at risk if you do not keep up repayments on a mortgage or other loan secured on it. All lending is subject to underwriting and valuation.

Want to know how a lender would see your case?

Tell us a little about your situation and we’ll arrange a call. The first conversation is free.
