Our London office is at Uncommon on Liverpool Street, a few minutes from Liverpool Street station and in the middle of the City. From here we help London professionals buy homes, remortgage, invest in property and protect their families.
We arrange mortgages for all kinds of clients, but our specialism is how lenders assess complex income. That can matter a great deal in London, where many people are paid through partnership profit, a limited company or a contract, and borrowing needs are often larger, so the way a lender reads your income can make a significant difference to how much they may lend.
A London mortgage broker for partners and directors
Many of our clients are partners in large law firms. Others are partners in accountancy practices, consultancies and other professional partnerships and LLPs. Partnership income rarely looks like a salary. You may draw a monthly amount with a balancing payment later in the year, your profit share may have stepped up recently, or you may have only just been made up to partner.
Some lenders will use your share of profit from the latest year rather than averaging two. Some will accept a letter from a senior partner or the firm’s accountants in place of SA302s and the partnership agreement. Our partner mortgages page goes into more detail.
For limited company directors, many lenders only count the salary and dividends you have drawn. Some can also use your share of the company’s net profit, including profit left in the business, even across more than one company. See our company director mortgages page for more.
All lending is subject to underwriting and valuation. We will tell you plainly what looks likely and what doesn’t.
What you’ll usually need
- For partners, a letter from a senior partner or the firm’s accountants confirming your share of profit
- SA302s and tax year overviews, if the lender asks for them
- For directors, two years’ accounts for each company you own shares in
- Recent personal bank statements, and business statements where relevant
- Proof of your deposit and where it has come from
We send a checklist built around your income after our first conversation, so you only gather what is needed.
Advising London contractors and the self employed
London has a large community of contractors working in finance, technology, consulting and the public sector. Some lenders assess contractors on their day rate multiplied out across a working year, rather than on accounts, which can suit people whose company structure understates what they earn. Length of contracting history and gaps between contracts are usually checked. Our contractor mortgages page explains more.
We also help sole traders and the self employed more generally, where lenders tend to look at taxable profit, often averaged over two years.
Areas we cover in and around London
We advise clients across central London, including the City, Islington, Clerkenwell, Canary Wharf and the West End, and across the wider capital, from Hampstead and Highgate to Clapham, Wimbledon and Richmond. We are also glad to help people who commute in from Hertfordshire, Essex, Surrey and Kent.
We advise clients across the UK by phone and video. We are based in Leeds, with a further office in Manchester and Cheshire.

How we work and what happens next
Your initial consultation is free, and this is how a case usually runs.
- A proper conversation. We spend 30 to 45 minutes understanding what you are buying, how you are paid and what you need.
- Your documents, once. You upload everything through our secure portal, using a checklist built for your income.
- Research the market. We compare how lenders would assess your income and set out your options in plain English.
- Decision in principle. We obtain an agreement in principle so you can make offers with confidence, subject to underwriting and valuation.
- Full application. We package your case for the underwriter, explaining anything unusual up front, and deal with lender queries for you.
- Offer to completion. We keep you, your solicitor and the lender moving, and review your protection along the way.
If you would like to talk it through, get in touch and we will find a time that suits you.
Common questions
Do you help partners in large City law firms?
Yes, it is one of the main things we do. Many of our clients are partners in large law firms. Some lenders will use your share of profit from the latest year, or accept a letter from a senior partner or the firm’s accountants confirming your income. All lending is subject to underwriting and valuation.
Can I borrow more than four and a half times my income in London?
Some lenders may lend at higher income multiples for certain professionals or higher earners, but it varies by lender and depends on your full circumstances. How your income is assessed in the first place often matters just as much as the multiple. We look at both before recommending where to apply.
Can you help if I live outside London but work in the City?
Yes. If you commute into London from the Home Counties or further afield, we can still help. We advise clients across the UK by phone and video, so where you live makes very little difference to how we work with you.
I’m a contractor working in London. Will lenders use my day rate?
Some will. They multiply your day rate across a working year instead of relying on your accounts. They will also look at how long you have been contracting and any gaps between contracts.
Your home is at risk if you do not keep up repayments on a mortgage or other loan secured on it. All lending is subject to underwriting and valuation.
